The average time to close is 14 days. We often close within 7-14 days. If you would prefer more time in your house, we will obviously work with you and your schedule. Is There Any Obligation When I Receive My Offer?
During no step of our process is there any obligation. We remind people that they can walk away until the day of closing. Do You Actually Pay Cash For My House?
Yes we do pay cash for houses, but their’s no back ally meeting and no duffel bag of money. We pay the cash to the title attorney who holds it in escrow account until the closing transaction. The title attorney will either wire the funds to your bank account or give you a certified check at the closing transaction. The title attorney’s job is to ensure that no one else has a financial claim (Lien) to the title of the property and all the owners are paid their proper amounts.
How Do I Know This Will Be Complete In A Legal Manor
All sales will be completed by a reputable title attorney. We have built reputable relationships and vetted a few local title attorneys. While we will pay the closing costs, the Title Attorney does not work for us. While we are organizing the closing you can openly, and are encouraged to, consult with the title company and ask them any questions you have. Their job is to ensure that it is a legal transaction and that title insurance is properly issued. They represent the title insurance company and are hired by them to insure that the rightful owners receive the money for the property at the end of the exchange.
Can I Sell My House If I Live Out of State?
Absolutely, we buy North Carolina houses from out of state owners all the time. Living out of state does not cause any complications. These days we can do the entire transaction electronically, or we can overnight certified documents to you, to be signed in front of a notary. We can even schedule for a notary to visit you, if needed. This is all handled by a Title Attorney who will ensure the transaction is done properly.

Are You A Real Estate Agent or Broker?
Although we do have Real Estate agents that we consult and work closely with, no one on our team is a registered agent. We are simply well versed and experienced family of investors with 1000’s of transactions and a large team of people and resources who like to fix up houses.
Can I Be Represented By A Real Estate Agent?
You always retain the right to be represented by a licensed Real Estate Agent. Just note that the agents commission will come out of the proceeds from the sale prior to the funds that are transferred to the home seller(s).
How Are You Different From A Real Estate Agent?
We may play in the same sand-box, but we’re playing a completely different game. Agents live in a world of suspicion. They will market a property in the hopes that they will find a buyer and be able to provide value to their clients. They utilize their networks and speculate on what a buying party will pay for a given property. The agent then negotiates with the buyers, then takes a percentage of the sale price if they come to an agreement that you also approve of. This process often takes 3 to 12 months and allows droves of people to walk through your private home. Agents provide a great marketing service and will find a large population to view your home while it is on display. If you have the flexibility to wait till they find the right buyer then a realtor is a good option. Just make sure you account for the commissions and the following negations that will center around repairs that the buyer will inevitably request.

Please be careful! Every “home buyer” will claim to be reputable. The better route is to ask better questions. Asking for impartial, external references will help validate or diminish your concerns. Some of the things you should ask are:

– Can they show you that they have proof of funds for the purchase?
– Can they prove previous transactions by sharing a HUD Statement?
– Can they give you references of other home owners who they have bought houses from?
